Coastal Repaint & Enhanced Façade Protection

The Maili Project at Rainbow Bay presented a classic high-exposure coastal environment, with persistent salt spray, wind-driven rain, and elevated UV levels placing additional demands on the building envelope.

Tender Guide Consultants were engaged to independently scope, tender, and oversee the repainting works, ensuring the specification responded appropriately to the site’s unique coastal conditions rather than applying a standard repaint solution.

Enhanced Coastal Specification

Given the proximity to the ocean and the building’s exposure, we recommended upgrading the façade protection system beyond a conventional paint-only approach. The specification was enhanced to incorporate an Emer Fascia membrane system, providing improved waterproofing, flexibility, and long-term durability in critical façade zones.

This upgrade delivers:

• Improved resistance to salt attack and moisture ingress

• Enhanced crack-bridging performance in high-movement areas

• Increased service life of the overall coating system

• Reduced long-term maintenance risk for the Body Corporate

Delivery & Access Challenges

The project was successfully completed by Leisuretex, utilising their specialist rope access team to address a number of challenging and difficult-to-reach façade areas resulting from the building’s design. These access constraints required careful planning, experienced technicians, and a high level of coordination to achieve a consistent finish across all elevations.

The Leisuretex team delivered the works to a high standard under demanding coastal conditions and complex access requirements, achieving an excellent overall outcome for the scheme.

Independent Scoping & Oversight

As with all Tender Guide Consultants projects, the scope was developed independently of product sales or contractor influence. Tenders were assessed on compliance, methodology, durability, and suitability for the coastal environment—not price alone.
