Project Overview

Tender Guide Consultants were re-engaged by the Committee of The Mediterranean Towers to manage the external repainting, balustrade remediation, and associated façade works across this iconic beachfront complex in North Burleigh.

This project marked a repeat engagement for both the building and the Committee, following our successful completion of the interior works several years earlier. That ongoing relationship reflects a high level of trust in our independent scoping, tendering, and project oversight processes.

Scope & Key Challenges

While the balustrades had been completed prior to this project, they were not finished to an acceptable standard, with coating performance and detailing falling short of what is required in a high-exposure marine environment.

Key challenges included:

  • Remediating previously coated balustrades without full replacement
  • Achieving long-term durability in a severe coastal exposure zone
  • Managing access safely across multiple elevations
  • Maintaining resident amenity during works
  • Ensuring workmanship and compliance aligned with Australian Standards and manufacturer warranties

Technical Approach & Specification

To address the balustrade issues properly, Tender Guide Consultants worked closely with Dulux and their Protective Coatings division to develop a bespoke remedial coating system suited to the building’s exposure conditions.

This included:

  • Full assessment of existing coating adhesion and failures
  • Removal of defective coatings back to sound substrates
  • A Dulux Protective Coatings system designed for marine environments
  • Strict surface preparation and film thickness controls
  • Independent quality assurance throughout the application process

The result was a significantly enhanced finish, both visually and technically, delivering a level of durability and performance that had not been achieved in previous works.

Delivery & Outcomes

Amalgamated Group were appointed as the successful contractor following a structured tender process and once again delivered a high-quality outcome across both towers.

Highlights of the project included:

  • Consistent, high-standard workmanship across all elevations
  • Improved balustrade finish with excellent uniformity and protection
  • Clear communication with residents and the Committee

  • Delivery aligned with the approved specification and expectations

The completed works have materially improved both the appearance and longevity of the façades and balustrades, reinforcing the building’s value and reducing future maintenance risk.
